Mortgage Interest Rates Tumbling?

Are Mortgage Interest Rates Tumbling?

On September 18, 2024, the Federal Reserve announced a mortgage interest rate drop, a 50 basis point (half-point) interest rate cut, the first since 2020. Many are now asking, “Will mortgage interest rates tumble as a result?”

While the Fed doesn’t directly set mortgage rates, its actions influence them. Typically, mortgage rates start to decline before an official rate cut, which we’ve already begun to see. This means now could be an excellent time for potential homebuyers to secure a lower rate.

Lower Mortgage Rates

Lower mortgage rates reduce monthly payments, making homeownership more affordable. However, lower rates can lead to increased demand, as more buyers enter the market. In areas with limited housing inventory, this increased competition could drive up prices, partially offsetting the affordability gains from lower interest rates.

In addition to lowering monthly payments, a rate cut can make it easier to qualify for a mortgage. It could also lead to more homes hitting the market, as developers are more likely to build with lower borrowing costs. If you’ve found the right home, buying now could help you avoid future competition. You can always refinance later if rates drop further.
